Phase 1: Concept

Our development management team will assist the owner in preparing preliminary project drawings, a preliminary budget and a project documentation system.

Phase 2: Preliminary Design

Our team will retain an architect and engineer to prepare the initial drawings and reports for the submittal to the local jurisdictions having authority. We will provide expert input on layout, design and concepts to provide the most optimum design for the owner.

Phase 3: Preliminary Entitlements

We will make the submittals of the initial drawings and reports to the local jurisdictions having authority and monitor the approval process. Our ability to negotiate reasonable entitlement requirements has earned our development team an excellent reputation.

Phase 4: Detailed Design

Once the initial drawings and reports are approved, our team will authorize the preparation of the detailed construction documents. We will work very closely with the consultants to ensure the details of the design meet the owners’ expectations.

Phase 5: Plan Check

During Phase 5, we will submit the construction documents for plan check, and coordinate meetings with the consultants and jurisdictions having authority through the entire plan check process.

Phase 6: Financing and Contracting

After project plan check approval, our team will work with the owner to obtain project financing and identify a general contractor for the project.

Phase 7: Construction

We will monitor the construction process from start to finish, and ensure all aspects of the project are constructed as required and desired.

Phase 8: Final Permits and Operations

Our team will assist the general contractor in obtaining the final permits from the jurisdictions having authority, and the initiation of the operations of the facility.
